Planning your stay.
What is included in a property rental?
You get complete, private access to the property for the duration of your stay. Every booking includes 24/7 guest support — before, during, and after your stay — along with intensive housekeeping protocols to ensure the property is thoroughly cleaned and disinfected before your arrival.
What does the security deposit cover?
The security deposit is a non-refundable fee collected at booking as a precaution against property damage. It replaces the older model of a larger refundable deposit held until after checkout.
What is your pet policy?
Many 30North properties are dog-friendly. Pet-friendly listings require a $75 non-refundable pet fee. Guests with dogs are expected to clean up after their pets, check for ticks before re-entering, wipe paws at the door, use throw blankets if dogs use furniture (dogs are not permitted on beds), and crate untrained dogs when left unattended.
What is your cancellation policy?
A firm cancellation policy applies to all bookings. If a property is inaccessible, unclean, or unsafe upon arrival, 30North will offer comparable alternative accommodations or a full refund minus service fees. For power or Wi-Fi outages, we work to resolve the issue within 24 hours; if resolved within that window, no refund applies. If unresolved, alternative accommodations will be arranged. Hot tub and pool issues do not qualify for refunds. Cleaning fees and credit card processing fees are non-refundable under all circumstances.
Do you provide towels and linens?
Yes. Every property is stocked with fresh towels and linens based on the bed count and maximum occupancy of the property.
What other items will be provided during our stay?
All properties are stocked with toiletries (hand soap, body wash, shampoo, conditioner), pantry basics (coffee, sugar, salt, pepper, olive oil), and paper goods (paper towels and a starting allocation of toilet paper). Quantities are set for the beginning of your stay — for longer trips, guests are responsible for restocking consumables.

How much does 30North charge for management?
We offer two plans: our 12% Hybrid Management plan covers marketing, distribution, dynamic pricing, guest communication, and compliance — while the owner handles cleaning and maintenance. Our 18% Full-Service Management plan is completely hands-off and includes all services in the 12% plan plus in-house cleaning, maintenance, inspections, and quality control. The industry average for full-service management is 18% — our flat rate includes 24/7 guest care with no hidden fees.
Does 30North actually outperform the market?
Yes — and we have the data to back it up. In Q1 2025, the average occupancy in Duval County was 41.6%. Properties managed by 30North achieved 75.4% — nearly double the market average. We benchmark monthly using KeyData, our market intelligence platform, and share that data with every owner.
How do you market vacation rental properties?
We use a multi-channel approach that includes all major booking platforms (Airbnb, VRBO, Expedia, Booking.com, Google Vacation Rentals, Marriott Homes & Villas, and our direct booking site), targeted digital marketing (Google and Meta paid campaigns, social media, SEO, and third-party listings), and guest retention programs (email marketing and return guest incentives).
Can my home actually make money as a vacation rental?

Can you help with interior design and furnishing?
Yes — through Joseph Ellen Designs, our in-house design and furnishing service. Professional staging and design can increase a property's rental income by up to 40%. We offer three packages (Refresh, Full Furnish, and Signature Build-Out) and handle everything from sourcing and purchasing to delivery, assembly, and final styling. It works as a standalone service or bundled with 30North management.
