Terms & Conditions

These Terms and Conditions govern all reservations and use of services provided by 30North Properties, a division of Joseph Ellen Properties, Inc. By completing a reservation or using our website, you agree to be bound by these Terms.

1. Acceptance of Terms

By accessing this website or completing a reservation with 30North Properties, you confirm that you are at least 18 years of age, have the legal authority to enter into this agreement, and agree to be bound by these Terms and Conditions and our Privacy Policy. If you are booking on behalf of others, you represent that you have authority to bind all guests to these Terms.

2. Reservations & Bookings

All reservations are subject to property availability and minimum-stay requirements as specified on each listing. A reservation is confirmed only upon receipt of the required deposit or full payment and issuance of a booking confirmation by 30North Properties.

  • Rates displayed are per-night and are subject to change until a booking is confirmed
  • The lead guest must be at least 25 years of age unless otherwise stated on the property listing
  • The number of guests may not exceed the maximum occupancy stated in the listing
  • Reservations may not be transferred or sublet to another party

3. Pricing, Payment & Fees

The total cost of your reservation includes the nightly rate, a cleaning fee, applicable taxes, and a service fee, all of which are itemized at checkout before payment is collected.

  • Accepted payment methods: Visa, Mastercard, American Express, and ACH bank transfer
  • A refundable security deposit may be required and will be released within 7 business days of checkout, subject to property inspection
  • Chargebacks initiated without prior communication with 30North Properties will result in account suspension pending resolution

4. Cancellation & Refund Policy

Each property is assigned a cancellation tier, which is displayed on the property listing before booking:

Soft

Full refund if cancelled 14+ days before check-in. 50% refund if cancelled 7–13 days before. No refund within 7 days.

Moderate

Full refund if cancelled 30+ days before check-in. 50% refund if cancelled 14–29 days before. No refund within 14 days.

Strict

Full refund if cancelled 60+ days before check-in. No refund within 60 days. We strongly recommend travel insurance for this tier.

Refunds are processed to the original payment method within 10 business days. Service fees are non-refundable in all cases. 30North Properties may offer a rebooking credit in lieu of a cash refund at its discretion.

5. Guest Responsibilities

Guests agree to:

  • Comply with all property rules specified in the listing and the pre-arrival property guide
  • Observe posted occupancy limits at all times
  • Not permit smoking inside any 30North property (designated outdoor areas may apply)
  • Not organize events, parties, or commercial gatherings without prior written approval from 30North Properties
  • Respect local noise ordinances and maintain quiet hours between 10 pm and 8 am
  • Leave the property in substantially the same condition as found at check-in
  • Not use the property for any unlawful purpose

6. Pet Policy

Pets are permitted only at properties explicitly designated as pet-friendly on the listing. Guests bringing pets to a non-pet-friendly property will be charged an additional remediation fee and may be required to vacate. Guests are responsible for all damages caused by their pets and must ensure pets are controlled and do not disturb neighbors.

7. Check-In & Check-Out

Standard check-in time is 4:00 PM and standard check-out is 11:00 AM unless otherwise stated on the property listing. All properties use smart locks; access codes will be provided in your pre-arrival communication.

Early check-in and late check-out may be arranged through our Concierge subject to availability. Additional fees may apply. Failure to vacate by the agreed check-out time may result in a charge equal to one additional night's stay.

8. Property Damage & Security Deposit

Guests are responsible for any damage to the property or its contents during their stay beyond normal wear and tear. The cost of repair or replacement will be charged to the payment method on file. 30North Properties carries comprehensive property insurance; however, guests are strongly encouraged to purchase travel insurance that includes personal liability coverage.

Security deposits, where collected, will be released within 7 business days of checkout following satisfactory property inspection. 30North Properties will provide written itemization of any deductions.

9. Limitation of Liability

To the fullest extent permitted by applicable law, 30North Properties and its parent company Joseph Ellen Properties, Inc. shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or in connection with your reservation, your use of the property, or your use of our website, regardless of the cause of action.

Our total liability to you for any claim arising from a reservation shall not exceed the total amount paid for that reservation.

10. Indemnification

You agree to indemnify, defend, and hold harmless 30North Properties, Joseph Ellen Properties, Inc., and their respective officers, directors, employees, agents, and successors from any claims, losses, damages, liabilities, costs, and expenses (including reasonable attorney's fees) arising from your breach of these Terms, your use of the property, or your violation of any applicable law.

11. Governing Law & Disputes

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising from or relating to these Terms or a reservation shall be resolved exclusively in the state or federal courts of Duval County, Florida.

Before initiating formal legal proceedings, both parties agree to attempt to resolve disputes in good faith through direct negotiation for a period of 30 days.

12. Changes to These Terms

We reserve the right to update these Terms at any time. Changes will be posted to this page with a revised "Last updated" date. Continued use of our services after changes are posted constitutes your acceptance of the revised Terms. For reservations already confirmed, the Terms in effect at the time of booking apply.
