House Rules

These house rules apply to all 30North Properties unless the individual property listing states otherwise. By completing a booking you agree to follow these rules throughout your stay. Specific check-in times, pet policies, and special restrictions are listed on each property's detail page.
1. Check-In & Check-Out

Guests who check out late without prior approval may be charged a late check-out fee of up to one additional night's rate.
2. Occupancy
Each property has a maximum occupancy listed in the listing description. This limit includes all guests — adults, children, and infants. Exceeding the stated maximum is a violation of these rules and may result in immediate termination of the stay without refund.
The primary guest who makes the booking must be at least 25 years of age unless otherwise noted in the individual listing. A valid government-issued photo ID may be requested at check-in.
3. Noise & Quiet Hours
Out of respect for neighbors and neighboring properties, we ask all guests to observe quiet hours from 10:00 PM to 8:00 AM. During this time, please keep music, outdoor activities, and conversations at a considerate volume.
Excessive noise complaints received from neighbors or local authorities may result in immediate termination of the stay. Some markets have specific noise ordinances — violations may carry local fines that guests are responsible for.
4. Smoking
All 30North properties are non-smoking indoors. Smoking (including vaping and e-cigarettes) inside any property — including on interior balconies or enclosed porches — is strictly prohibited.
Properties that allow outdoor smoking will note it in the individual listing. If you smoke outdoors, please use designated receptacles and keep all materials away from entrances and HVAC vents.
Guests found smoking indoors will be charged a deep-cleaning and remediation fee of at minimum $500, plus any costs necessary to restore the property to its pre-stay condition.
5. Pets
Pet policies vary by property. Properties that allow pets will indicate this in their listing along with any applicable pet fee. Bringing an undisclosed pet to a property — or bringing a pet to a non-pet-friendly property — will result in additional fees and may result in early termination of the stay.
- Pets must not be left unattended in the property if they are likely to cause damage or excessive noise
- All pet waste must be disposed of properly and immediately
- Guests are responsible for any damage caused by their pets
6. Events & Gatherings
Parties, events, and commercial gatherings are not permitted at any 30North property unless prior written approval has been obtained. Small, quiet gatherings of guests and their immediate visitors are fine provided the total number of people on-site does not exceed the property's maximum occupancy.
Unauthorized events may result in immediate termination of the booking without refund, plus additional fees for cleaning, noise complaints, and any damage caused.
7. Property Care
Guests are expected to treat all 30North properties with the same care they would give to their own home. This includes:
- Leaving dishes clean or in the dishwasher before check-out
- Disposing of all trash in the designated outdoor receptacles
- Returning all furniture and décor to its original position
- Reporting any damage or maintenance issues promptly to our team
- Not rearranging or removing permanent fixtures, artwork, or furnishings from the property
Guests are financially responsible for any damage beyond normal wear and tear. Damage costs will be assessed after check-out and charged to the payment method on file.
8. Pool & Hot Tub Safety
Properties with private pools or hot tubs include specific safety guidelines in their welcome packet. General rules that apply to all water features at 30North properties:
- Children must be supervised by an adult at all times around all water features
- No glass containers in or around the pool area
- Hot tub use during quiet hours (10 PM – 8 AM) must be kept considerate of neighbors
- Do not adjust pool/hot tub chemical or heating systems — contact our team if you have concerns
9. Parking
Each property listing specifies the number of available parking spaces. Additional vehicles beyond the listed capacity must be parked in designated public areas. Guests are responsible for any parking citations or towing fees incurred during their stay.
10. Violations & Termination
30North Properties reserves the right to terminate a stay immediately and without refund if any of the following occur:
- Violation of the occupancy limit
- Unauthorized events or parties
- Smoking indoors
- Illegal activity on the premises
- Threatening, abusive, or disrespectful behavior toward 30North staff or neighbors
- Refusal to cooperate with reasonable requests from our team or local authorities
In such cases, guests remain financially responsible for any damage, cleaning costs, fines, or other expenses incurred.
11. Contact During Your Stay
Our guest services team is available around the clock for urgent issues. For non-urgent requests, please allow 2–4 hours for a response during normal business hours.
