1. Vacation Rental Licensing

30North Properties operates as a licensed vacation rental management company in full compliance with applicable state and local regulations in every market where our properties are located. We maintain current licenses and permits and renew them proactively ahead of expiration.

2. State Licensing

State of Florida

All Florida properties are registered with the Florida Department of Business and Professional Regulation (DBPR) as vacation rentals under Chapters 509 and 212 of the Florida Statutes. County and municipal short-term rental permits are maintained per local ordinances in Duval, St. Johns, Nassau, Walton, Okaloosa, and Bay counties.

State of South Carolina

South Carolina properties are licensed through the South Carolina Department of Labor, Licensing and Regulation. All applicable county and municipal business licenses are maintained for properties in Charleston and Beaufort counties.

State of Georgia

Georgia properties comply with Chatham County and City of Savannah short-term rental ordinances, including annual registration and occupancy tax remittance requirements.

State of Alabama

Alabama properties hold state lodging licenses issued by the Alabama Department of Revenue and comply with Baldwin County lodging tax and short-term rental ordinance requirements.

3. Intellectual Property

All content on the 30North website — including but not limited to photographs, copy, logos, graphic elements, and design — is the exclusive property of 30North Properties, a division of Joseph Ellen Properties, Inc., and is protected by United States and international copyright law.

4. Property Photography

30North Properties retains full copyright to all photography produced for its property listings. Photography is licensed exclusively for the purpose of marketing specific properties on the 30North platform and its affiliated channels.

• Reproduction or republication of property photography on third-party websites, social media platforms, or printed media requires explicit written permission
• Guests may photograph properties for personal, non-commercial use during their stay
• Commercial photography or videography at any 30North property requires prior written approval and may be subject to separate licensing terms

5. Trademark

"30North," "30North Properties," and associated logos are trademarks of Joseph Ellen Properties, Inc. Use of these marks — including in domain names, social media handles, marketing materials, or any commercial context — without prior written authorization from Joseph Ellen Properties, Inc. is strictly prohibited and may constitute trademark infringement.

6. Third-Party Software

This website is built using open-source software components, each used in accordance with its applicable license (MIT, Apache 2.0, ISC, and others as applicable). A complete list of third-party software components and their respective license terms is available upon written request.

The 30North website also integrates with third-party services including payment processors, analytics platforms, and booking management systems. Each third-party service is subject to its own terms and privacy policies.
