Murray Hill has a relaxed, local feel while still putting you close to plenty of Jacksonville attractions. The area is known for its mix of restaurants, coffee shops, breweries, local businesses, and entertainment, with Riverside and Avondale nearby as well.

Your health, safety, and comfort are important to us. After every stay, our cleaning team thoroughly cleans and prepares the home so it is fresh, comfortable, and welcoming for the next guest.

Early Arrivals & Late Check-Outs

We’re happy to accommodate early arrivals or late departures whenever our cleaning schedule allows.

1–2 hours: $100
2–3 hours: $200

Early check-in and late check-out are not guaranteed and must be approved in advance. Because our cleaning team works on a tight schedule between reservations, availability can vary from stay to stay.

Refund Policy

For refunds processed through Stripe, a 3.9% processing fee is non-refundable. Any applicable refund will be issued for the amount paid, less the non-refundable processing fee, in accordance with Stripe's policy. This applies to direct bookings and select booking channels.

House Guidelines

To help keep the home comfortable and enjoyable for everyone, please review the following guidelines:

●Pets: A $75 pet fee applies per reservation for up to 2 pets. Pets must be disclosed and approved before arrival. Bringing an undisclosed pet may result in an additional $100 fee and could result in the early termination of your stay. Cats are not permitted. Guests are responsible for any damage, excessive cleaning, or additional costs caused by their pets.
●Age Requirement: The primary guest must be at least 21 years old, and an adult 21 or older must be present throughout the stay.
●Food & Drinks: Please keep food and drinks out of the bedrooms. Closed water bottles are permitted. Additional cleaning charges may apply for stains or spills.
●No Smoking: Smoking or vaping of any kind is not permitted inside the home. A $200 fee will apply for violations, along with any additional cleaning, repair, or odor-removal costs.
●Trash: Please place all trash in the designated outdoor bins before departure.
●Damages: Please notify us immediately upon arrival if you notice any existing damage, or within 24 hours if damage occurs during your stay. Unreported damage may result in charges for repair or replacement.
●Dishes: Please wash all dishes and start the dishwasher, if applicable, before checking out.
●Windows: For safety and security, please keep windows closed during your stay.
●Laundry: Please avoid overloading the washer or dryer. Do not wash sandy items in the machines, and remember to clean the dryer lint trap after use.
●Storage Closet: Please keep the storage closet closed and locked.
●Consumables: Any leftover food or consumable items may be used or discarded at your discretion. We cannot guarantee the freshness or condition of items left behind.
●Furniture: Please do not move or rearrange the furniture.
●Parties & Events: Unauthorized parties, gatherings, or events are not permitted. Violations may result in additional charges and immediate termination of the reservation without refund.
●Registered Guests: Only guests included on the reservation are permitted to stay at the property. If you would like to add guests, please contact us for approval before your arrival. Additional approved guests may be subject to a $100 per-person fee, and the total number of guests may not exceed the property's maximum occupancy.
●Illegal Activities: Illegal activity of any kind is strictly prohibited and will result in immediate termination of the stay.
●Quiet Hours: Quiet hours are 10 PM–7 AM. Please be considerate of our neighbors and keep noise to a minimum during these hours.

Joseph Ellen Guest Protection Program

We want your stay to be about relaxing, having fun, and making great memories—not worrying about unexpected damage claims.

For that reason, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in. It is a simple pre-arrival process designed to help protect both our guests and the home.

Before arrival, you'll be asked to:

●Complete a quick guest verification.
●Review and electronically sign the Joseph Ellen Rental Agreement.
●Select one of two protection options:
●Damage Waiver

A small, non-refundable fee that provides coverage for eligible accidental damage that may occur during your stay. This is our most popular option and can help prevent unexpected out-of-pocket costs for qualifying minor accidents.

Security Deposit

A fully refundable security deposit hold that is released after checkout, provided there are no damages, excessive cleaning needs, or policy violations.

We'll send you a secure guest portal link before your arrival with everything you need to complete these steps. The process only takes a few minutes and helps make check-in smoother and your stay more worry-free.
