The space
The living room stops guests the moment they walk in. Natural light pours through four tall windows at treetop level, curtained in white grid linen. A large dark sectional, a blue Persian
rug, and an orb chandelier fill the space without crowding it. A decorative fireplace anchors the far wall.
The kitchen opens to the dining area: white Shaker cabinets, stainless appliances, a peninsula counter with bar seating, a separate dining table, and a patterned Moroccan tile floor in soft blue and white that guests notice and photograph. A wall-mounted mug rack, drip coffee maker, and Keurig all stocked and ready.
Through French glass doors, the primary bathroom has a clawfoot soaking tub, a walk-in marble shower, and the kind of vanity setup that makes getting ready feel like part of the trip.
The guest bedroom has two full beds with yellow throws and geometric navy curtains. Second bathroom has a marble walk-in shower and matching amenities. Stacked LG washer and dryer in its own closet. Smart TVs in every room.
A dedicated cruiser bike is yours for the entire stay, exclusively available to The Canopy guests. The second-floor front and side porches are completely private. The porch runs the full width of the front of the house: two white rocking chairs, a hanging swing, string lights, tree canopy view. The upper side deck has a propane grill. Front and side yards available for use, great for pets.
Guest access
Full private access to the entire second floor of The Canopy, your own front door and self check-in via smart lock. The second-floor front porch, side porch, and upper deck with grill are exclusively The Canopy's. The first-floor front porch and front and side yards are shared with The Hearth downstairs only and are available throughout your stay. Indoor stairs are required to reach The Canopy.
The neighborhood
Springfield is one of Jacksonville's most historic neighborhoods. This home dates to 1914 and sits in the heart of the district, one block from Main Street where you have some of the best eating and drinking in the city. Locals drive from across Jacksonville specifically to eat here. The cruiser bike at The Canopy's front door gets you there in under two minutes.
1748 Bakehouse does seasonal pies and from scratch sandwiches made with local ingredients. Uptown Kitchen and Bar runs all day brunch and does it well. Othello is the standout: Spanish and Middle Eastern small plates from a chef trained at Gramercy Tavern in New York. Make a reservation before you arrive.
Strings Sports Brewery is walking distance, local beer and every game on. Dreamette has been serving legendary soft serve since 1948. Every November PorchFest brings bands to
the historic front porches and thousands into the streets. The Canopy is steps from the festival route.
EverBank Stadium, VyStar Arena, Daily's Place, and the Florida Theatre are all 5 to 10 minutes by rideshare or pedicab, with free parking waiting at the house when you get back.
Getting around
The dedicated cruiser bike is yours for the entire stay of The Canopy. Springfield and Main Street are best at bike speed.
Rideshare and pedicab are fast in this neighborhood. Uber and Lyft arrive quickly. Pedicabs run on event nights.
Riverside and San Marco are 5 to 10 minutes by car. The beaches are 20 to 25 minutes east. Jacksonville International Airport is about 20 minutes north, faster than most parts of the city.
Parking is free street parking directly in front on a quiet residential street. A spot is almost always there.

Refund Policy
A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.
General Guidelines
●Pets: A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.
●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.

My family and I stayed at Andrew & Melody's beautiful, historic home while visiting Jacksonville. The photos do not do this home justice! It's definitely one you'll have to see in person. The home is well kept. Very clean, comfortable, and accessible. Beautiful, updated kitchen with modern appliances. The Beds and linens were comfortable. I especially enjoyed the personalized kitchen and bathroom kits provided by Andrew & Melody. I appreciate when host go the extra mile for their guest. I highly recommend this home to anyone who may be planning to visit Jacksonville, FL.

Andrew's place was great. we enjoyed staying and felt at home. The house was clean and well furnished. Great location I downtown area. Andrew was responsive and proactive with communication. As a call out this location has 2 sets of stairs in order to access this beauty!
